4400 West Broad Street, Richmond, VA 23230

This former Richmond Auto Auction location is a prime retail redevelopment opportunity!

The property consists of 5.78± acres, of which about 1 acre along West Broad Street is zoned TOD-1in the City of Richmond, and the balance of 4.78± acres behind it is zoned Industrial in the County of Henrico. There is a Special Use Permit in place in both jurisdictions allowing 340 apartments with mostly surface parking and an access point leading behind the building to the point that is created by the land in the rear. The original rezoning case and the amended site plan are provided.

There are utilities on the site for both water and sewer, but it has been determined that since most of the apartment units will be in the County, the property owner must serve its site with Henrico County utilities. Off-site easements for both sewer and water lines have been obtained.

The engineering documents have been provided by Timmons Engineering; the architect is Dwell. The site plan approval process will be handled by the county staff without further processing through the Planning Commission and Board of Supervisors. Estimated engineering costs are about $80,000 to complete the process.

The County and City would be willing to allow up to 12 stories on the site but that’s the risk of the purchaser.

The property includes approximately 120 parking spaces.
