In execution of a Deed of Trust dated May 25, 2005, and recorded June 2, 2005, as Instrument No. 050002292, and also rerecorded to add additional borrowers on June 9, k2009, by Instrument No. 090001719 in the Clerk’s Office, Circuit Court, Southampton County, Virginia, the below-referenced, appointed Substitute Trustee will offer for sale - at public auction conducted on the courthouse steps of the Circuit Court of Southampton County, Virginia – the parcel of real property known as 15223 Grizzard Street, Branchville, VA 23828, on August 17, 2021 at 11:00 am, which parcel is further described in the above-referenced deed of trust and also referenced as Tax Map No. 111A 1 60 (the “Property”).
TERMS OF SALE: A bidder’s deposit of $10,000 will be required in cash, certified or cashier’s check at the sale. If, based upon the forgoing, the bidder’s deposit paid at the sale is less than 10% of the total sales price, the balance of 10% of the total sales price will be due and payable to the Substitute Trustee within three (3) business days of the sale date. Settlement within thirty (30) days of sale. The memorandum of sale (sales contract) to be signed by the successful bidder, in addition to the high bid price, will include a 10% buyer’s premium to be paid to Motleys Asset Disposition Group as sales agent for the Substitute Trustee.
